Many of these Properties were Condemned and were subject to City Code Compliance Requirements for renovation. Once the Properties passed all City Code Compliance Inspections, they were then Placed-in-Service as Rental Units for an Investment Term, then eventually Sold when appropriate. When Rented, we enforced Tenant Screening and Lease Agreements.
RENTAL TERMS: All tenants must fill out a Rental Application (see below) and meet the income requirements of eligibility (usually the monthly income must be at least 3 times the rental amount). If approved, tenants will need to sign a Month-to-Month Lease as well as the Crime Free Lease Addendum (see below).
Security Deposits are usually equal to the monthly rent. Pets may be allowed, subject to the approval of Management. Garage spaces are usually an extra $25/month. Tenant pays all utilities (unless stated otherwise), except that the Landlord will pay for the Water/Sewer and Trash Removal. Most properties are Cable ready, if not the Landlord must first approve the installation. Section 8 Vouchers may be accepted for some properties.
